GMADA Purab Premium Apartments Scheme – Terms and Conditions

Allotment of a residential flat in the GMADA Purab Premium Apartments scheme will be subject to fulfillment of certain terms and conditions. GMADA had launched a flats scheme in Sector-88, Mohali. The last date to apply was on January 21, 2012.

GMADA Purab Premium Apartments Scheme – Terms and Conditions for the Allotment

The Greater Mohali Area Development Authority (GMADA) had launched a residential flats scheme in Sector-88 of Mohali in Punjab.

In GMADA Purab Premium Apartments scheme, the GMADA had offered 4,500 residential flats of various sizes.

Registration or subscription for the GMADA Purab Premium Apartments scheme was open for the eligible applicants from December 12, 2011 to January 21, 2012.

Allotment of a residential flat in the GMADA Purab Premium Apartments scheme will be subject to fulfillment of certain terms and conditions.

Terms and Conditions for Allotment of Greater Mohali Area Development Authority’s Residential Flats

1. The applicant must have attained the age of majority (18 years) as on the last date of applications for this residential scheme.

2. The applicant must be a citizen of India as on the date of application.

3. The applicant himself or herself or any member of his or her family (in his or her spouse or minor children’s name) should not own any residential house, flat or plot allotted by any Government Agency in SAS Nagar (Mohali), Chandigarh, or Panchkula.

4. For the applicants applying under the physically handicapped quota (Disabled Persons Category), there will be a rebate of 5% on the price of a residential flats. However, the Earnest Money Deposit for them shall be the same as others.

5. The Greater Mohali Area Development Authority shall pay interest at the rate of 5.5% per annum for the period EMD (Earnest Money Deposit) is retained by the GMADA beyond 90 days after the last date for applications. This will also be applicable to those applicants who are in the waiting list.

6. The Greater Mohali Area Development Authority shall refund the Earnest Money Deposit (EMD) to the applicant on request with 2 percent deduction before the draw date, with 10 percent deduction in case the applicant surrenderes the Letter of Intent (LOI) within 30 days of issuance. However, the GMADA shall forfeit the entire Earnest Money Deposit in case Letter of Intent is surrendered after 30 days from the date of issue.

7. The Punjab Urban Planning and Development Authority (PUDA) Building Bye Laws, as amended from time-to-time, shall govern zoning and permissible covered area for these residential flats.

8. In case for whatever reason GMADA Purab Premium Apartments scheme fails, the Greater Mohali Area Development Authority’s liability shall be limited to refunding the money deposited with an 8 percent interest compounded yearly.

9. Reservation of the flats for the reserved categories shall be as per the Punjab Government Policy.

10. Allotment of the GMADA Purab Premium Apartments shall be made through a draw of lots.
