Reservation for Farmers or Land Oustees in GNIDA Multistoried Flats Scheme BHS-16/2013

The Greater Noida Industrial Development Authority (GNIDA) had launched a multistoried residential flats scheme (GNIDA Scheme Code BHS-16/2013) in Sector MU-II and Sector-10 of Greater Noida in Uttar Pradesh on April 02, 2013.

In the GNIDA multistoried flats scheme BHS-16/2013, the Greater Noida Industrial Development Authority was offering total 7215 residential flats for allotment to the various categories of applicants.

Allotment of a residential flat in the GNIDA multistoried LIG flats scheme BHS-16 shall be governed by the provisions contained in the Uttar Pradesh Industrial Area Development Act, 1976 (U.P. Act No. 6 of 1976).

Greater Noida Industrial Development Authority Multistoried Flats Scheme BHS-16: Farmers or Land Oustees Reservation

As per Uttar Pradesh Government’s current reservation policy, 17.50% of the total number of residential flats are reserved for the Farmers or Land Oustees in the GNIDA multistoried flats scheme BHS-16/2013.

Accordingly, the Greater Noida Industrial Development Authority had reserved 1262 flats for the Farmers or Land Oustees applicants in the GNIDA multistoried LIG flats scheme BHS-16.

After allotment of flats to the reserved categories, the remaining flats will be allotted to the persons registered under the General Category.

Allotment of a flat in the GNIDA multistoried residential flats scheme BHS-16 to a Farmer or Land Oustee will be subject to fulfillment of the applicable eligibility terms and conditions. The Applicable Eligibility Terms and Conditions for the Farmers or Land Oustees

1. The applicant should be competent to contract and have attained the age of majority.

2. Only, such applicants of the Tenure Holders or Co-Tenure Holders of the land acquired by Greater Noida Industrial Development Authority shall be eligible, provided they have not been allotted any residential plot, house, or flat in the earlier schemes of the Greater Noida Industrial Development Authority.

3. The bona fide farmers or land oustees whose land has been acquired or purchased by the Greater Noida Industrial Development Authority and only if they are fulfilling the following conditions will be eligible.

(I) Only those farmers are eligible to apply under this scheme, whose land has been acquired or purchased and unhindered or without encroachment possession has been taken by the Greater Noida Industrial Development Authority on or after April 01, 2002. (Undertaking on Stamp Paper of Rs. 10 is to be given by the applicant farmer as per the format given in the Application Form).

(II) In case, a landowner has already been allotted a residential flat, plot, or a built up house in his or her name or his or her spouse or dependent children, in any of the residential schemes of the Greater Noida Industrial Development Authority, he or she shall not be eligible to apply under this scheme.

(III) In case, there is more than one joint-khatedar, all joint khatedars can apply under this scheme. Draw between all such eligible joint khaedar of a khata shall be made and one successful applicant, out of all joint-khatedars, shall be selected and will be included in the final draw of lots.

(IV) Only those farmers who have been given 15% rehabilitation bonus are eligible to apply in this reservation category.

(V) Under this category, successful applicant or allottee cannot transfer the allotted independent house or multistory flat up to five years from the date of allotment.

(VI) No encroachment should have been done by the applicant on land acquired or purchased by the Greater Noida Industrial Development Authority irrespective of the acquired land or any other land against which the application for allotment is being made in this scheme. A declaration to this effect shall have to be given on Stamp Paper of Rs. 10 by the applicant farmer as per format given in the Application Form.

(VII) The applicant or allotee has received entire compensation of the land acquired without any contest or protest on the basis of karar or consensus. The applicant has to submit Form-11 issued by the Competent Authority with the application form.

(VIII) If, on verification or at any stage it is found that there is a violation of any of the above-mentioned conditions then the application will be rejected and the registration money will be refunded without any interest.
