Patiala Urban Planning and Development Authority – Ownership and Possession of PDA Enclave Dhuri Plots

Dhuri (Punjab, India), November 14, 2015

The Patiala Urban Planning and Development Authority (PDA) had launched a residential scheme of 210 freehold plots (PDA Scheme Code PDA Enclave Dhuri) in PDA Enclave Dhuri (District Sangrur) in Punjab on June 03, 2015.

PDA Enclave Dhuri Residential Plots Scheme – Ownership and Possession of the Allotted Plot

The Patiala Urban Planning and Development Authority will offer possession of the plots to the successful applicants within a period of 18 months from the date of issue of allotment letter.

The possession of the said plot shall be handed over to the allottee after completion of development works at site or 18 months from the date of issuance of allotment letter, whichever is earlier.

For the purpose of record and documentation, if possession of the plot is not taken by the allottee within the stipulated period, it shall be deemed to have been handed over by the Patiala Urban Planning and Development Authority to the allottee on the expiry of said date.

Execution and Registration of Conveyance Deed for PDA Enclave Dhuri Residential Plots

The ownership of land shall continue to vest with the Patiala Urban Planning and Development Authority until full payment is made for all outstanding dues in respect of the said plot.

After payment of the entire outstanding money to the the Patiala Urban Planning and Development Authority, the allottee shall be required to execute a Deed of Conveyance in prescribed form and prescribed manner.

The allottee will be required to enter into legal documentation (execution and registration of Conveyance Deed) and take possession of the allotted plot within 90 days from the date of offer of possession or intimation to do so.

Payment of the Documentation Charges for PDA Enclave Dhuri Residential Plots

The allottee of plot shall bear the expenses for registration and execution of Conveyance Deed.

The allottee shall bear the cost and expenses of preparation, stamping, and registering of the legal documents and its copies and all other incidental expenses.

The allottee shall also pay the stamp duty of transfer of immovable property levied or any other duty or charge that may be levied by any authority for the said plot.

The last date for submission of application forms for the PDA Enclave Dhuri residential plots scheme was on July 03, 2015.
