Patiala Urban Planning and Development Authority – Construction of a Building on PDA Enclave Dhuri Plots

The Patiala Urban Planning and Development Authority (PDA) had launched a residential scheme of 210 freehold plots (PDA Scheme Code PDA Enclave Dhuri) in PDA Enclave Dhuri (District Sangrur) in Punjab on June 03, 2015.

Construction of a Building on a Plot Allotted in the PDA Enclave Dhuri Residential Scheme

The allottees of Patiala Urban Planning and Development Authority’s PDA Enclave Dhuri residential plots scheme shall have to complete construction of buildings on plots within a period of 3 years from the date of possession after getting the building plans duly sanctioned from the Estate Officer, PDA, Patiala.

The PDA Enclave Dhuri residential plots scheme allottees shall carry out the construction as per sanctioned building plans and as per the provisions of PUDA (Building) Rules 2013 as amended from time to time.

Patiala Urban Planning and Development Authority shall deal with any construction carried out in violation of sanctioned Building Plan or Building Rules, as per policy laid down in this regard from time to time.

The allottees would be required to obtain completion certificate and/or occupation certificate from the Estate Officer, PDA, Patiala before they occupy the newly constructed building.

The allottees shall not use underground water for construction purpose in the notified areas, as declared by the Central Ground Water Authority (CGWA). In such a case, the allottees shall use alternate sources such as surface water or treated sewage from nearby sewage treatment plant for the purpose of construction at the site.

Extension in Construction Period for PDA Enclave Dhuri Residential Plots Scheme

Because of some reason if an allottee is unable to complete construction of a building on the plot within stipulated time, the Patiala Urban Planning and Development Authority would grant extension in construction period, subject to the payment of extension fee, as may be determined from time to time.

However, such an extension in period of completion of building shall be subject to the satisfaction of the Estate Officer that the failure to complete the building within the stipulated period was due to a cause beyond the control of allottee.

Extension Fees for Increasing Construction Period for PDA Enclave Dhuri Residential Plots Scheme

The allottee shall pay the fee for the period of extension within a period of 30 days from the date of order, made with regard thereto by the Estate Office, PDA Patiala. The allottee shall be charged interest for the delayed payment of extension fee at the rate of 10% per annum compounded half-yearly.

The Chief Administrator, Patiala Urban Planning and Development Authority, may extend the period of 30 days to up to six months from the date of request for paying the extension fees, if he is satisfied on the request of the allottee.

The last date for submission of application forms for the PDA Enclave Dhuri residential plots scheme was on July 03, 2015.
